Staging a home that SELLS!
First impressions are so important to potential home buyers! I wanted to provide some helpful tips for those that are wanting to sell their home. Staging a home to sell is one of the most important things you can do when attracting buyers. There are many other variables that play a factor in how quickly your home will sell such as location, price point, the market, etc. I am not a realtor, so I don’t know all of those specifics on those, however I’d love to provide some insight on staging a home to sell and why it’s important. My husband and I have sold two homes fairly quickly, and I know a huge factor in that was staging the home to perfection.
Why is it important to stage your home?
Staging your home to sell is incredibly important because it helps the buyer picture themselves and their decor in the space. Studies have shown that a staged home will sell for 17% more on average than a non-staged home, and 95% of staged homes sell in 11 days or less. Staging a home can also help you avoid a costly price reduction because the home is just sitting on the market.
Tips to stage a Home
Bye-Bye Clutter- This is the first step to home staging. You have to get rid of clutter. That means clutter on the counters, clutter on the walls, cluttered decor, papers laying around, etc. All things clutter need to be removed from the home. It is very hard for a buyer to see past a bunch of clutter.
Simplify- After you have gotten rid of clutter- simplify your decor. Try to keep a clean and simple look so that your decor doesn’t look piled on top of each other. For example, a single lamp on the end tables, a few couch pillows, less is more here.
Take the YOU out of it- I suggest taking down family pictures, and sentimental items of your own. Stick to the basics in decor. Again, I feel like this helps the buyer picture themselves and their own decor in the home better.
Clean- I think this goes without being said, but you want the home to look clean, and also smell clean and fresh. Always vacuum, mop, clean the windows, counters, bathrooms. You want every surface to be clean and tidy and you want the home to smell good the second they open the front door.
I will share some example photos below of how I would stage my home if we were putting it on the market to sell. Notice the decor is simple, and everything is clean and tidy.
